Is the property suitable for your needs? Please note that before any application can be processed for a property you must have had a viewing through Boultons Estate Agents. Rental of any property is strictly on a first come first served basis where the applicant meets the required criteria. Do I require references? When applying for a property we will require a tenant to pass a credit check. Each adult applicant will be required to complete an application form and submit this to us for assessment. Do I require a Guarantor? In the event that a guarantor is required to support an application for a tenancy, he/she will also require referencing. The guarantors name will be included on the accompanying tenancy documentation and the guarantor will be required to sign the agreement on the due date that keys are handed over to the tenant. How much is the Dilapidation Deposit? (Bond) If the application is successful, the tenant is required to pay a dilapidation deposit prior to the beginning of the tenancy. The bond is equivalent to five weeks rent. Boultons Harrisons Ltd is a subscriber to Tenancy Deposit Scheme (TDS). When is the Rent to be paid? On the date that the tenant takes possession of the property, one calendar month’s rent in advance must have been paid. Please note that the date of the month which the tenant takes possession will be the date to pay the rent each month in advance. Administration Fees (are now not applicable) As of the first of June 2019 fees charged to tenants became obsolete. Holding Deposit Boultons may ask for a “Holding Deposit”. This is a sum of one weeks rent to reserve the property before the signing of a tenancy agreement. Once the application process is complete the holding deposit will be used towards the first months rent or bond. This will be retained if a potential tenant provides false or misleading information which reasonably affects Boultons and/or the Landlords decision to let the property to the potential tenant or if the potential tenant withdraws their application. Assured Shorthold Tenancies Usually for a minimum period of 6 months. The tenant will also receive a copy of the Gas Safety Certificate (where applicable), the Energy Performance Certificate, a Legionella Risk Assessment (where applicable) and the Government "How to rent guide". Are pets allowed? Only subject to the owners written consent and in relation to specifically identified pets. Where it has been agreed that a pet can reside at a property there will be an increase on the advertised rent of 3% What do unfurnished properties include? They usually contain carpets, curtains and a cooker. Immigration Act 2015 Identity checks on all persons living at the property over the age of 18 have to be satisfied even if not named on the tenancy agreement. Please note only persons over the age of 18 years will be considered for tenancy applications. |
